Rail and transport infrastructure

>>>

Stations do not close, most of the good ones are listed, and the window you are given is measured in hours. Everything else follows from that.

Transport infrastructure combines nearly every constraint we deal with elsewhere, in one building. It is continuously occupied by the public. It frequently sits inside a listed Victorian structure. It usually contains accommodation belonging to several operators and retail tenants, each with their own access and security requirements. And the works window is defined by an engineering possession or an overnight closure, not by what would be convenient.

The passive fire protection itself is not exotic. Certified doorsets, sealed penetrations, maintained compartment lines. What is difficult is getting it installed correctly inside those constraints, and being able to prove afterwards that it was.

The regulations that bite in this sector

  • Regulatory Reform (Fire Safety) Order 2005 — general fire precautions in premises used by the public.
  • Fire Precautions (Sub-surface Railway Stations) (England) Regulations 2009, where the station is sub-surface.
  • Network Rail and operator standards for works within the operational railway, including permit and possession regimes.
  • Planning (Listed Buildings and Conservation Areas) Act 1990 where the structure is listed — consent required before alteration.
  • BS 8214 and the doorset manufacturer's tested scope of application for installed doorsets.

What we typically find

  • Doorsets installed into out-of-square historic openings in configurations never covered by the test evidence.
  • Retail fit-outs within station concourses breaching compartment walls into back-of-house areas.
  • Cable and comms runs added through compartment lines during signalling and systems upgrades.
  • Fire doors into staff and operator accommodation with uncertified ironmongery fitted for security reasons.
  • Original heavy timber doors that are assumed to be fire doors and have never been assessed.
  • Compartmentation drawings that predate two or three refurbishments.

How we deliver here

Working inside the constraints

▸

Possession-shaped packages — Scopes broken down so that each package can be started, completed and fully reinstated inside the actual window available, with nothing left open when the station reopens.

▸

Listed fabric as a design input — Where a historic doorset can be upgraded rather than replaced, we set out both routes with the evidence, so the conservation conversation is held on facts.

▸

Security and vetting — Security-vetted operatives where the estate requires it, with clearances arranged before mobilisation rather than at the gate.

▸

Specified inside the tested scope — Every doorset checked back against the manufacturer's scope of application for the opening it is actually going into — which, in a Victorian station, is the whole job.
